Week 12:Here is the toll from the last month. It has been quite a month indeed. Even with all the rain and heat, we are making progress; albeit a little slower than normal. This week has brought the starting of the interior framing in the old house and the completion of the exterior framing and sheathing. The walls for the quest room, downstairs bathroom, and the family room are up. We have to make adjustments to the heights and widths of some doors and walls due to the new structural beam. The beam had to be located in a different spot than what was in the original plans. The first floor sub-floor has been installed as well. Glued and screwed wolmanized plywood will be the base for the hardwood floors. The steel posts have been installed in the kitchen area and will need to be welded to the steel beam below in the basement. They have worked on getting the second floor joists sistered so that they are solid. We had to double most of them up due to the new structural beam. They finished up the week by framing the window openings upstairs that were not properly constructed in the first place. This is all in anticipation for the windows and door delivery on Monday. They want everything ready so that when they arrive they will be installed right away. We start the rough mechanical (HVAC) next week and then the electrical the week after that. That means that most all the framing should be completed (yeah).
Here is the poured concrete sill plate. This is where the cinder blocks used to be before demolition.
Here is the sill plate again with the sill gasket underneath the sill plate to protect the wood from water.
Here is the wall being created.
Here is the double wall that has framing on the outside on top of the sill plate and inside the old house. This takes the place of the cinder blocks.

Here the windows are framed around the north side of the old house.
Here is the same wall after having the sheathing installed.
After the walls were framed and sheathed, they are wrapped in Tyvek wrap to protect the wood.
Here is a view of the sistered beams. The new wood is glued and nailed to the old wood to laminate them together.
Here are more of the floor joists that were fixed.
This is the opening for the stairs going to the second floor of the old house. All new framing in the ceiling for structure and support.
Here is a shot of the soffit installation on the mudroom.
Here are the two new steel columns in the kitchen. They will support the laminated beam that is supporting the master suite.
Here is a shot of the bottom of the beam as it sits on the steel beam in the basement. It will be welded to it.
Here is the attic space above the master closet. The ceiling will be flat unlike the vaulted ceiling in the master bedroom.
Here is the framing for the first floor bathroom in the middle and the guest room in the back.
This is a little cutout that will be a study nook once we get the wrap around counter in.
Here is part of the family room that will have the fireplace and bookshelves.

Here is the framing for the top of the stairwell in the second floor.
This shot is of the membrane that was installed on the deck off the master bedroom. It makes the structure waterproof.
This is the top of the closet that is in the main foyer.
Here is the wolmanized plywood that is being used for the first floor sub floor. It has been glued and screwed into the concrete.
Here is the re-framing of one of the windows upstairs in anticipation of the windows on Monday.
Here is the house ready for the windows and doors. The window frames upstairs have been re-framed and the Tyvek wrap is cut for the windows to be installed.
As a side note: We decided to take the kids to Six Flags Great America today (Sunday). On the way up there this morning, we went through heavy thunderstorms with rain. Then around mid day, the dark clouds rolled in and we had a roughly half hour downpour. This after most of the day in the high 80's with high humidity again. So we were seating most of the day then showers which cleared up and then it became hot again. That lasted about an hour and then another wave of storm, not as sever, but still a good drenching. Both times the rides were closed and some never re-opened due to flooding. The second wave brought a cold front that dropped the temperatures about 15 degrees. Made it nice and cool until all the mosquitoes came out and had a feast. Glad to be back home where it is dry.
